<p>Traditional or old school methods or treating a crawl space can almost do more harm than good. For decades the basic method for "conditioning" a raw crawl space was to lay down plastic to cover the dirt floor and put insulation between the floor joists. The intent was to cover the dirt and allow for a dry space rather than mud and to insulate the floors in the living space above. If the crawl space is sealed and has a working sump pump to discharge and water that drains into it, this just might work. But most crawl spaces are left with open vents that allow external air, moisture and allergens inside. <p>Our production team installed WaterGuard BELOW the existing cement basement flooring to channel the unwelcomed water over to the newly installed TripleSafe Sump Pump. WaterGuard operates as a channel for collected water to flow through where it can be safely fed into the sump pump to be discharged out of the home. CleanSpace wall covering was put in place to control any water and humidity coming through the walls of the basement and lead it down to the WaterGuard below. The end goal was not to eliminate the water coming into the basement but to control it. <p>This Alexandria VA home had 2 different crawl spaces below the home. One was under the original part of the home and the other was under an addition that had been built years after the home first went up. The client had noticed several issues in the home that brought them concerns which lead them to call us. Upon inspection, it was clear to see that both crawl space areas could use some attention. One side of the home had cold floors that the homeowner wanted to find a solution for. The crawl space below had all of its top side insulation fallen away from the roof of the crawl space (the bottom of the floors above) allowing cold unconditioned air from the crawl space to make the floors above cold. Additionally, the crawl space vents were open, allowing uncontrolled air from outside of the home to come in. This also meant that moisture was able to come into the crawl space creating a humid space inside/below the living area above and had resulted in mold in the insulation. </p>

<p>The other crawl space had previously been treated but the job had not served to fully control the environment. The cinder block walls of the space had been left uncovered and untreated. It was clear to see that water (and therefore moisture) was working its way through the cinder blocks, showing itself in the form of efflorescence. This is where the natural minerals in water are left behind once it passes through the cinder blocks. It looks like salt or white powdering on the walls. This moisture was helping to create musty odors in the crawl space which were able to be smelled in the living space above. This poor-quality air can contain mildew, allergens, and possibly even mold. </p>

<p>The solution Tim identified involved several steps. The old insulation would need to be removed due to it has served as an air filter for the dust, mold, and rodents waste that had been present. The air vents in the crawl space would need to be sealed in order to eliminate the free flow of unconditioned air in and out of the crawl space. Covering the crawl space dirt floor with CleanSpace™ Encapsulation System with Drainage Matting, TerraBlock™ Floor Insulation, and installing 2" SilverGlo™ Insulation on the Walls. This all helps to create a conditioned space in the crawl space below the home, improve the energy efficiency inside of the home and make the living space more comfortable. Finally, the rim joists in the crawl space would be sealed up using spray foam. All together this helped to reduce the existence of nasty air in the crawl space and improved the air quality in the home above. The crawl space now has better moisture control and is more useable if the homeowner wanted to store items in the space. </p>
<p>This Reston VA home was suffering from cold floors above the crawl space so the homeowner called to ask us what we can do to help. Our Sales Pro Tim Brock visited and were able to identify not only the problem but a solution to fix it. <p>After inspecting the basement and drainage options it was determined that our WaterGuard system would best work to collect and direct the uninvited water into a newly installed TripleSafe sump pump which would then discharge the water through pipes laid below the surface of the yard with it all existing the pipes at the edge of the yard and away from the home. this setup doesn't stop the water from making its way into the home, instead, it controls it and then pumps it out and away from the outdoor walls and foundation of the home. <p>There was a 3 part solution to this problem. Installation of our patented Water Guard system along the out floor/walls of the basement as can be seen via the darker cement. Water Guard was installed below the actual floor of the basement to capture and control the water. Clean Space walling was used to help capture and redirect water coming through the brick and stone walls of the basement, sending it down to the Water Guard system. The humidity level of the air around us is measured as the percentage of water vapor in the air, or relative humidity (RH). When relative humidity is too high, air feels damp, sticky, and muggy, and when it is too low, air feels dry.
<p>If you're a homeowner, it's important to understand relative humidity and how it can affect your home. Relative humidity (RH), is the amount of water the air can hold at a given temperature. For example, an RH of 50% means the air is holding 50% of the moisture that it can possibly contain at that temperature. Once RH gets over 100%, it rains. When relative humidity is too high, the air feels damp, sticky, and muggy, and when it's too low the air feels dry. </p>
<p>One of the most common problems in basements and crawl spaces is humid air that condenses and leads to mold growth. Warm air from the outside enters the home and is cooled within the structure. For every one degree that air is cooled, the relative humidity is raised by 2.2%. Mold can grow when relative humidity is above 70%. So let's say the temperature in your basement is 65 degrees. Many homes in our area have outdoor drains that prevent standing water from accumulating in the yard or basement after it rains. However, these drains are just as important in the winter months. If melted ice and snow cannot properly flow through outdoor drains, it can seep into and under your concrete or into small cracks in your home's foundation. </p>

When it is indoors, the gas becomes trapped and accumulates in the air. </span><span>Radon levels are usually highest in the basement or crawl space. This level is closest to the soil or rock that is the source of the radon. </span><span>Small amounts of radon can also be released from the water supply into the air. As the radon moves from the water to air, it can be inhaled.</span></p>
<h3><span>Radon is the second leading cause of lung cancer. </span></h3>
<p><span>The U.S. Environmental Protection Agency and the Surgeon General’s office estimate radon is responsible for more than 20,000 lung cancer deaths each year in the U.S. When you breathe in radon, radioactive particles from radon gas can get trapped in your lungs. Over time, these radioactive particles increase the risk of lung cancer. It may take years before health problems appear. Radon is in the air we breathe, both indoors and out, so it isn’t possible to avoid it completely, but there may be things you can do to lower your exposure.</span></p>
